Peoria multifamily loans

Peoria apartment loans are Northwest Valley coverage from Scottsdale. No tombstone names Peoria, and Sun City seniors housing is a different city and a different asset.

Peoria apartments that sponsors bring are often newer communities along Lake Pleasant Parkway and the Loop 303, plus older product in Old Town Peoria. Vistancia-area housing is a trade-area description, not a closing and not a claim that we arrange financing for a master plan. Capital Market Funds originates Fannie Mae, Freddie Mac, HUD, life company, or bridge. We do not quote a Peoria cap rate.

No tombstone names Peoria or Surprise. Harvard Court is Phoenix. Using it as Northwest Valley proof would be false. Sun City and Sun City West are their own page because that market is age-restricted and is not a Peoria conventional apartment. Peoria is the city hub. Arizona multifamily is statewide.

Lake Pleasant product versus Old Town

A community delivered in the last few years near Lake Pleasant can still be in lease-up. Permanent agency credit waits for the rent roll. Bridge carries the gap, with a takeout. HUD 221(d)(4) is the HUD path for substantial rehab and new multifamily, with an approved lender, not a construction shop we run ourselves.

Old Town Peoria stock is a renovation and occupancy conversation, closer to central-city issues than to a new northwest lease-up. We are not a Fannie Mae DUS lender on either file.

Surprise is the adjacent city

Surprise starts north and west of Peoria and has its own commercial mortgage page. A Surprise address is not a Peoria apartment loan. Glendale’s Arrowhead trade area is south of much of this product and is not Peoria either.

If the Peoria collateral is assisted living rather than conventional apartments, do not force it into Fannie Mae conventional. Seniors housing is a different underwriting, and nothing on the transactions list is a seniors card.

Peoria multifamily: What an apartment file is underwritten against

P83 and the sports complex
Peoria’s P83 district and the Peoria Sports Complex sit along the Loop 101 in the northwest Valley. Retail and apartments that followed housing there are the usual request. A spring-training stadium is not itself the collateral we are describing. Source: City of Peoria.
Occupancy versus the program
Stabilized apartments can be Fannie Mae, Freddie Mac, HUD 223(f), or a life company. A lease-up that will not clear a permanent box is bridge, with the takeout named. HUD 221(d)(4) is a HUD program originated with a HUD-approved lender, not a construction counter we staff.
We are not the GSE
Capital Market Funds arranges the file and places it with the lender that executes the program. An Optigo Seller/Servicer makes a Freddie Mac loan. We are not a Fannie Mae DUS lender and we are not an Optigo Seller/Servicer.
