Tucson airport industrial financing

Tucson International Airport and the county's Aerospace Parkway are the south-side industrial address sponsors use for aerospace and defense suppliers. Raytheon's plant is the employment anchor. It is not a loan this desk arranged.

Tucson airport industrial: where the address sits

Airport, parkway, and the missile plant
Pima County describes the Aerospace Parkway as the relocated road south of Tucson International Airport, built in part to buffer Raytheon, which county materials have called the region's largest private employer. Supplier buildings on that south side are industrial credit. They are not a loan on the plant or on the airport. Pima County

A building on the south side of Tucson International Airport is underwritten like other industrial credit, with one extra question: does the use have to live next to an aerospace operation. Clear height, power, and security needs change the lender. A local contractor bay and a supplier who needs to be inside the buffer are not the same term sheet. Life company, bank, or CMBS can hold a leased building. An owner-user shop is more often a bank file. Bridge is for a dark bay. Agency debt is the wrong label. We are not a Fannie Mae DUS lender.

Citywide Tucson industrial, including buildings that are not at the airport, is Tucson industrial. The city hub is Tucson. Build-to-suit construction in Pima County, including credit-tenant structures that have been used here, is Tucson construction. Downtown buildings on the streetcar are downtown Tucson. Do not send an airport supplier to the downtown page because both say Tucson.

The employer is context, not a guarantor

Raytheon, now part of RTX, is the reason the county moved Hughes Access Road and planned an aerospace business park. That history explains demand. It does not make Raytheon the tenant on your lease, and it does not make a county incentive a mortgage. If Raytheon is not on the rent roll, do not write the request as if it were.

We will not repeat employment counts or construction budgets from old expansion announcements. Those figures age, and they are not a loan amount.

The published Tucson card is apartments

The Tucson tombstone is a life-company loan on value-add apartments. It does not name the airport, the Aerospace Parkway, or an industrial tenant. It stays on the Tucson city page. Interest-only language on that card is not a construction program for a south-side warehouse.

The office that arranges the file is in Scottsdale. We do not claim a Tucson branch at the airport.

Tucson airport industrial questions

Did you finance Raytheon's Tucson plant?
No. Pima County's account of the Aerospace Parkway is about buffering that employer. It is not a Capital Market Funds closing.
Is every Tucson industrial building an airport loan?
No. This page is the airport and Aerospace Parkway side. Other Tucson industrial addresses start on the citywide industrial page.
Is the Tucson apartment card proof of an airport warehouse loan?
No. That card is multifamily. It does not name the airport.
