SanTan Village and the SanTan Village Marketplace sit on Gilbert’s Loop 202, a regional draw rather than a corner strip. Pads and junior boxes surround the mall. Newer apartment communities have been built in the same ring, which is why a mall search and an apartment search share the name. A shop lease and an apartment rent roll are still two loans unless the collateral is actually one mixed-use parcel.
Gilbert already has Gilbert retail for the city’s shops as a group. That page should not be asked to carry only the mall, and this page should not be asked to carry every Gilbert center. The city hub is Gilbert. Mixed-use notes, when one building really combines both, are Arizona mixed-use.
The mall, the marketplace, and the pads
Mall inline space, a marketplace shop, and a pad with a single tenant do not use the same lease. Send the document that matches the parcel. Regional retail can be life company or CMBS when the income is real, or a bank when the building is smaller. Bridge is a lease-up or a dark space with a plan. We arrange those options. We do not own the mall and we do not state a cap rate.

Apartments that use the village name
An apartment community next to the mall is multifamily collateral. Residents may shop at the village. The lender still underwrites units, income, and expenses, not foot traffic at a department store. Agency, life company, a bank, or bridge can fit. We are not a Fannie Mae DUS lender.
