The SBA's Arizona District Office lists its main office in Phoenix, at 4041 N. Central Avenue, and a Tucson location at 300 W. Congress Street, Suite 7N. The SBA says that Tucson office serves Pima, Cochise, and Santa Cruz counties. Southern Arizona owner-users can talk to the SBA in Tucson. That fact does not make Capital Market Funds the district office, and it does not make the main office Tucson.
Arizona Capital Source titles its 504 page as Tucson and Phoenix. It is one CDC a Tucson borrower may interview. Other CDCs can also package a Pima County debenture when their area of operations includes it. We do not pick the CDC and we are not on the debenture. The first mortgage is the piece we arrange and compare, against a conventional Tucson bank loan.
Tucson occupancy, separate from the life-company apartment
The only Tucson tombstone is value-add multifamily, $28,000,000, life company, 80% LTC, 2026. It is not an owner-user building and not an SBA 504 project. It stays on the Tucson multifamily page. A 504 request is a business buying or refinancing the building it occupies.
University of Arizona, Davis-Monthan, and RTX Raytheon explain why small owner-user buildings exist in Tucson. They are not clients on this page. Program rules are Arizona SBA 504. The city hub is Tucson.
Arranged from Scottsdale, without a Tucson street address
There is no Capital Market Funds office in Tucson. The file is held at 7373 E Doubletree Ranch Rd #255, Scottsdale, AZ 85258. Pima County underwriting is still Pima County. We do not send a Phoenix term sheet and call it Tucson.
Craig's number is (480) 495-8072. Say whether the operating company occupies the building. If it does not, we will say 504 does not fit.
Tucson 504 next to a bank first mortgage
| Source | When it fits |
|---|---|
| Arizona SBA 504 | Statewide 504. Tucson is Pima County, not a Maricopa footnote. |
| Tucson bank | One portfolio lien. The $28,000,000 card is life company, not bank. |
| Tucson | The city hub and the life-company multifamily closing. |
| Tucson credit union | Member-business quotes. Not 504 and not a credit union we own. |
