Owners in the City of Phoenix usually find SBA 504 when they want to buy the building the company already works in. The program split, as the SBA and Arizona CDCs describe a standard project, is a third-party first lien of about half the cost and a Certified Development Company second of up to about 40 percent, with the borrower injecting the rest. A new business or a special-purpose building injects more. Those shares are program structure. They are not a rate and not a proceeds letter from this desk.
Arizona Capital Source publishes its 504 practice as Tucson and Phoenix. A CDC based in another state can also list Maricopa County inside its area of operations. More than one CDC can be eligible on the same Phoenix address, so which company packages the debenture is a real decision. Capital Market Funds does not appoint that CDC, does not issue the debenture, and does not claim an SBA authorization.
What we compare on a Phoenix 504
The bank or credit union still underwrites its own first mortgage: occupancy, the operating company, and the guarantors. We shop that piece and set it next to a conventional owner-occupied bank loan, which is one lien and no debenture. Some Phoenix borrowers want the lower cash in and the long SBA piece. Some want one lender. We say which path fits before a quarter is spent in the wrong file.
Interim funding, when the project is built or renovated, is the bank's construction or bridge facility, not ours. We do not fund draws. The statewide rules, including the 51 percent and 60 percent occupancy tests, stay on Arizona SBA 504. This page is only a City of Phoenix address.

No tombstone is a Phoenix 504. Harvard Court is multifamily. The Phoenix industrial cash-out is life company. Neither is an owner-user debenture. We will not borrow Chandler's owner-user office of $15,600,000 and call it Phoenix, and that card does not say SBA anyway.
City context is the Phoenix commercial mortgage hub. The firm office remains 7373 E Doubletree Ranch Rd #255, Scottsdale, AZ 85258. There is no downtown Phoenix branch hiding behind this URL.
