Chandler Airpark industrial financing

Chandler Airpark is the employment district the city draws around Chandler Municipal Airport, along the Loop 202 SanTan Freeway. It is not the Price Road office corridor, and it is not a second Chandler office of ours.

Chandler Airpark: where the address sits

Nine square miles around the municipal airport
The City of Chandler describes Chandler Airpark as a nine-square-mile district anchored by Chandler Municipal Airport and sitting along Loop 202. The same city page says that as Chandler approaches build-out, keeping employment land in this district matters. That is a land-use fact for an industrial loan. It is not a vacancy rate. City of Chandler

Price Road is where Chandler's published office loans sit: an office bridge and an owner-user office, both already on the Chandler page. Airpark is southeast of that street. Sponsors use it for newer industrial parks, flex, and buildings that want the airport or the SanTan Freeway, including parcels the city describes as having through-the-fence access. A life-company lender who liked a Class A office lease on Price Road may pass on a multi-tenant industrial bay here, and the reverse is also true. Send the address before anyone reuses the Price Road cards.

The citywide industrial page is Chandler industrial. The city hub is Chandler. The office street that this page is not is Price Road. Ground-up shells in this district are arranged on Chandler construction. We arrange life company, bank, CMBS, or bridge for a standing building. We are not a bank, and a warehouse is not a Fannie Mae loan.

What an Airpark rent roll has to show

Clear height, dock count, and whether any suite is aviation-related or just light industrial that happens to see the runway. Through-the-fence access, if the parcel has it, is a use restriction a lender will read. It is not a credit enhancement. A single credit tenant can be life company or CMBS. A chart of local tenants is more often a bank hold, or bridge if the bays are still dark.

No transactions card names Chandler Airpark or the municipal airport. The Price Road office dollars stay on Price Road. Moving them southeast would mislabel both the asset and the street.

Build-out changes which buildings are left

Chandler's own Airpark materials say the city is approaching build-out and that employment land here should stay employment land. Lenders hear that as infill and redevelopment, not as a new subdivision on the edge of town. If the request is a pad with no vertical plan, say so. We arrange financing for a building. We do not originate raw land.

Chandler Airpark questions

Is Chandler Airpark the same loan as Price Road?
No. Price Road is the north-south office street with the published Chandler office loans. Airpark is the southeast district around Chandler Municipal Airport and Loop 202.
Do you have a Chandler Airpark closing to show?
No. We will not move the Price Road office amounts onto an industrial address by the airport.
Are you the bank on an Airpark warehouse?
No. We arrange the loan. If a bank holds it, that bank is the lender. Call (480) 495-8072.
