Manufacturing facility loans in the Phoenix area

Semiconductor plants in north Phoenix and Chandler are pulling supplier buildings into the Valley. The loan on this page is the owner-user shop those suppliers occupy. It is not a mortgage on the fab itself.

How a supplier building is usually held

How a supplier building is usually held
SourceWhen it fits
Owner-occupiedThe occupancy test, before anyone picks a bank or an SBA structure.
BankA portfolio hold for the operating company. We are not that bank.
SBA 504A CDC comparison only when you occupy the building. We are not the CDC.
Leased industrialUse this when the credit is a tenant, not your own company.

An owner-user manufacturing loan is a business-and-building file. The lender wants the company's financials, the share of the building the company will occupy, the power the process needs, and whether the equipment is part of the collateral or stays outside the mortgage. That is different from a leased warehouse, where the rent roll is the credit. Fannie Mae does not finance either one. A bank or credit union is the ordinary hold. SBA 504 is a comparison only when the operating company occupies the building and a CDC is actually in the stack. We are not a bank and not a CDC.

North Phoenix supplier space near the fabs is also discussed on Deer Valley when the address is that grid, and on Loop 303 industrial when the freeway is the point. Citywide leased warehouses are Phoenix industrial. Occupancy without the semiconductor story is Arizona owner-occupied. If the building is still a shell, the draw conversation is Phoenix industrial construction.

Do not send the fab's budget

TSMC and Intel publish their own campus plans. Those figures are not a proceeds quote for a 40,000-square-foot supplier building, and they are not closings of this office. Name your tenant or your operating company. If you do not occupy the building, this page is the wrong start. Use the industrial page for a leased warehouse.

Power, clear height, and hazardous materials belong in the first note. A lender who can hold a light-assembly shop may stop at a wet process. We would rather hear that before a site visit is booked.

Chandler's plant is not a Phoenix address

Intel Ocotillo is in Chandler. A supplier building on a Chandler street is a Chandler loan even if the customer is the same fab orbit. The Chandler hub is Chandler. Airpark industrial, which is a different southeast district, is Chandler Airpark.

No tombstone names a manufacturing facility, TSMC, or Intel.

Phoenix manufacturing: where the address sits

Two fabs, two cities, one supplier question
TSMC's Arizona campus is in north Phoenix, with freeway access that public corridor notes tie to Loop 303. Intel's Ocotillo campus is in Chandler. A supplier building is underwritten to the operating company that will occupy it. Neither campus is a Capital Market Funds loan. TSMC Arizona

Manufacturing closings we will not claim

No card names a Phoenix or Chandler manufacturing facility. The Phoenix industrial cash-out is a leased building and stays on that page.

Manufacturing facility questions

Will you finance the TSMC or Intel campus?
No. Those plants are context for why supplier buildings are showing up. The loan we arrange is the supplier's own building, not the fab.
Is a leased warehouse a manufacturing-facility loan?
No. If a tenant is the credit, start on Phoenix industrial. This page is the owner-user shop.
Are you an SBA lender because the company occupies the plant?
No. We can compare a bank loan with a 504 structure. The SBA lender or the CDC is the one who approves it. We are neither.
